Home Inspection and Home Warranty

  • Foundations. Check for water stains, cracks and if it's level.
  • Brick or stonework: Check for cracks and loose mortar.
  • Siding: Look for dents or buckling.
  • Attic: Look for adequate ventilation. Check roof for leaks.
  • Attic Insulation: Look for proper rating and make sure it's not compressed.
  • Doors and Windows: Check weather stripping and air leaks. Good locks.
  • Roof: Check for old, loose or missing shingles, missing or loose gutters and especially check for damp or weak plywood under the shingles.
  • Ceilings and walls: Check for water stains, loose pieces of drywall or plaster.
  • Porch or Deck: Check for solid footing without any rotten pieces of wood. Inspect the steps and railings to make sure they're secure.
  • Plumbing: Run some water and listen for banging pipes or low pressure. Rust and corrosion are clues to leaks.
  • Electrical: Look for up to date fuse box to handle modern needs. Make sure you have sufficient outlets.
  • Air Conditioning Units and Furnace: Check condition and efficiency.
  • Water Heater: Make sure it's adequate for the size of the house. Have power company check for efficiency.
  • Garage: Make sure door is in good condition and operates safely. Check motor on auto door openers. Check condition of floor for cracks and stains.
  • Driveways and sidewalks: Look for cracking, shifting or crumbling of the slab.
  • Septic Tanks (if applicable): Adequate absorption field capacity for the percolation rate in your area and the size of your family
  • Mold: Have an inspection for mold and moisture.
