Second home buyers like going the condo route

The Wall Street Journal report recently pointed out the benefits of buying a condo for your second home. If you want to get away for a vacation, the last thing you want to be doing is cutting the grass or cleaning out the gutters.

A new National Association of Realtors study estimates that sales of vacation homes in 2007 fell 31%, to 740,000, from 2006. But sales of condos dipped only slightly — down 2.8% — while sales of detached homes dropped 38%. The upshot is that condos cornered a substantially larger share of the vacation-home market last year: 29%, up from 21% in 2006.

Condos are selling better than single-family vacation houses for a number of reasons. They don’t require their owners to maintain lawns, trim shrubs, paint the exteriors or replace roofs — increasingly important concerns to an aging population. Condo communities also tend to offer amenities such as pools and clubhouses. And condos usually are cheaper to buy, and easier to resell, than houses.

Water restrictions lifted in Naples

 

We’ve been under a once a week water restriction for our irrigation needs for quite awhile now. Just recently, because of a couple good rain falls and the rising water table, these restrictions have been lifted by the South Florida Water Management District and new policies are now in effect. We are now allowed to water two days a week. The modified mandatory restrictions apply to all water from traditional sources, including water from public utilities, private wells, canals, ponds and lakes. Here are the new rules:

  • Odd street addresses may irrigate lawns and landscapes from midnight to 10am and/or 4 to 11:59pm on Wednesdays and Saturdays.
  • Even street addresses may irrigate lawns and landscapes from midnight to 10am and/or 4 to 11:59pm on Thursdays and Sundays.
  • Hand-watering with one hose fitted with an automatic shut-off nozzle is allowed for 10 minutes per day for landscape stress relief and to prevent plant die-off.
  • Additional watering days and times are allocated for the establishment of new lawns and landscapes.
  • No restrictions apply to other outside water uses, such as for car and boat washing, pressure cleaning of paved surfaces, decorative fountains and water-based recreation. (swimming pools, etc)
  • Landscape irrigation using 100-percent reclaimed water is allowed from midnight to 10am and/or 4-11:59 on any day except Friday.
  • Golf courses must reduce their allocated water use by 30 percent.

Naples is a beautifully manicured and landscaped city and this should help in maintaining it’s image.
