Get ready, set, go! Yes, it’s nearing that time of year, and as of today, we’re under 100 days and counting until that wonderful jolly, bearded guy shimmies on down the chimney (yes, we actually have many lovely homes with fireplaces in Naples) or perhaps by boat. But no matter how he arrives, the one thing we can count on is that it’s always a fast and furious time for families to get their “list” completed. So, before all that happens, take some time to visit one of our historic homes, actually the only home in Naples listed in the National Register of Historic Places. Palm Cottage, nestled right on 12th Ave slightly east of the pier in Olde Naples, is the perfect place to take some leisurely time just for you. This year, for anyone that has taken the tour in year’s past, may see a bit of a difference this year: it will be decorated to better suit what a home in Naples may have looked like during the holiday season in the early 1900’s. You’ll feel like you’ve stepped into a time machine, which nowadays, could be a welcome change. Built in 1895, and one of the few remaining Tabbie homes, the walls and slab were built from a construction material formed from taking sand and sea shells and burning them at an intensely high heat, forming it into an ancestor of what we commonly know today as concrete. Hollywood stars such as Gary Cooper, Robert Montgomery and Heddy Lamar were frequent guests of the owner, Laurence Brown. An interesting factoid: the house was purchased in the late 1970’s by the Collier County Historical Society for $100,000 and restored in 1996 for over $300,000. Santa will also be available for the “youngins” under 10 years of age on December 9 through 11 from 5 – 7 pm. No reservations needed and volunteers are on hand. In comparing July 2010 with July 2009, pending sales in the Naples beach area increased by 13 percent while the available inventory decreased by 7 percent. At the same time, the Naples beach area median closed sales price for single-family homes increased to $1,117,000 as compared to a median of $500,000 in July 2009. All statistics point to a steady recovery of the Naples real estate market.
The overall median closed price for properties over $300,000 increased in July 2010 compared to the same month last year.
According to Mike Hughes, General Manager and Vice-President of Downing-Frye Realty, Inc., “The overall medium sales price of properties priced over $300,000 has been steadily increasing for several months. In December 2009 the median was $505,000, in March 2010 it was $549,000 and in May 2010 it was $585,000. In July of 2010 it went up to $592,000.”
Pending sales in the $1 million to $2 million property market increased by 82 percent during July 2010 compared to July 2009, and overall pending sales increased by 15 percent.
“As of mid-August, Downing-Frye Realty, Inc. has closed over 2,000 transactional sides for the year. That’s incredible,” said Hughes. “In a tough economy, we continue to see promising results.”
