Naples Real Estate Sales Report for March 2008

The Naples real estate sales report for March 2008 is now available. The statistics show a dramatic increase since December as you can see on the chart above for the Naples pending residential sales trend. We are well above last years numbers. Keep in mind the chart is pending sales, which indicates that April will probably be up also. We’ll have to wait and see, but activity has definitely increased. Non-US buyers were up in February 40% from the same time last year.

  • The total residential sales were 427 total units. This is a nice increase from 322 in January and 362 in February.
  • The condos numbered 222 and the single family total was 205.
  • Single family homes broke down as follows: 37 sales were 2 bedroom or less, 118 were 3 bedrooms and 50 were 4 bedrooms or more.
  • The highest concentration of condo sales were from $180,000 to $600,000.
  • Single family sales were strong between $400,000 and $500,000 with 3 bedrooms.
  • Of the sales this month, 255 were on the market for more that 4 months, but the good news is that 21 were only listed for a month.
  • Financing showed that 186 were conventional loans and 213 sales were cash sales. Cash sales are holding steady at approximately 50% of sales.
