Pelican BayPelican Bay, one of Naples premier neighborhoods is having a good year in home sales.  With closed sales for single family homes currently at 27 properties and active for sale properties currently at 30 for single family homes, we’re definitely seeing an upward tick.  Of course, with Pelican Bay being such a highly regarded, amenity-rich, centrally located community, it comes as no surprise to anyone familiar with Naples that Pelican Bay has shown a quick route to recovery from the soft market we had experienced the last three years.  We had the latest sale just last week of a single family home, located on Ridgewood Drive in Pelican Bay Woods, which is centrally located within Pelican Bay and has easy access to US 41.  Setting on nearly a half acre of land, this very private property, although built in 1987, had been recently updated with all the fine appointments today’s buyers expect.   Boasting an open floor plan with the great room concept, it’s a popular and highly sought after plan that many real estate purchasers expect when they come to Florida.  It allows the beauty of the outdoors in, and quite honestly, and I’ll go out on a limb here, but I’d say that a solid 80% of all buyers never place window treatments in the living areas when they have this open floor plan.  It shows off the flora of our surroundings and lets us appreciate the wildlife that visit us on a daily basis.  As I’m writing this, a Great Blue Heron just squawked as it was coming in for a landing and an osprey hasn’t been quite since I started this blog article.  They make a very high-pitched sound, although not as severe as the eagle’s pitch.  It’s the cheapest form of entertainment one can have and the only decision to make is do I enjoy them poolside sipping my mojito or shall I stay inside on the couch.  Tough decision, huh?  The four bedroom home with over 3,300 square feet of air conditioned space and constructed of the ever popular concrete-block-stucco combines many types of floor coverings such as ceramic tile, carpet and hickory wood flooring.  Shell stone is also a very popular product for the lanai and pool deck which fits well into the landscape of this seaside community and this home includes it.  This property was listed for $1,495,000 and sold for about 87% of that at $1,300,000.  It had been on the market for eight months before an offer was accepted and then closed quickly thereafter.  If you’re wondering if there’s a single family home available for you, the answer is yes.  We have seven properties available for under $1m.   From a low price of $685,000 for a home with 2039 s.f. to $900,000 for a home with 3,065 s.f.   For those with a budget over $1m, we have nineteen properties from $1,025,000 for 2,690 s.f. to $3,900,000 for 6300 s.f. under air.  I think one of the best deals in all of Pelican Bay, for the square footage under air of over 8,000 is a home in the gated section of Pelican Bay named Georgetown. If you’re searching for a high-integrity home with the latest architectural enhancements, pristine golf course and water vistas and a peaceful existence then The Estates at Bay Colony Golf Club in Naples, Florida is the community for you.  If you’re not familiar with this community and sometimes confuse it for Bay Colony in Pelican Bay (check out my previous posting on Bay Colony) this posting may help end the confusion.  WCI was the luxury builder and developer of both Bay Colony (on the beach) and the Estates at Bay Colony Golf Club (at Pelican Marsh).  Many golfing residents that loved the exclusiveness of Bay Colony had a high desire for a golf club as well and WCI was more than happy to oblige the void that was left when golf was not part of the offerings or plans in the development of Bay Colony.   With 280 acres they then developed the section of Pelican Marsh (on the east side of US 41 just north of Vanderbilt Beach Rd)now known as The Estates at Bay Colony Golf Club so their clients could enjoy their own community within Pelican Marsh, but also every home owner enjoys membership into the Bay Colony Beach Club, the Bay Colony Tennis Club and has an option of purchasing a membership in the Pelican Isle Yacht Club. The Shores at Bay Colony in Pelican Bay had a sale!

Entrance to Bay Colony Shores, Pelican Bay, Naples, FloridaSo why am I so happy there’s a single family closed sale this month in Bay Colony Shores, one of Naples most exclusive and sought-after seaside communities?  Well, to understand the excitement one needs only to have an overview of the entire market within Bay Colony and how the lack of inventory of single family homes has made this already chic and exclusive community, well, that much more desirable, if that’s possible.  This year alone from January 1, 2010 to October 24, 2010, there have only been three other closed sales of single family homes in all of Bay Colony, which includes the über exclusive beachfront estate section of The Strand.  There was a closing every other month in the first half of the year in Bay Colony but then nothing until a last week.  Of course, there’s very few homes for sale to select from too:  four to be exact.  Of those four, there’s one in The Strand with a list price of $12,900,000 and a total under air square footage of 9,775 built in 1995 as Bay Colony was in the younger stages of development.  That’s it for the 12 homes in The Strand.  Bay Colony Shores has three to select from, ranging in size and appointments from 4,715 s.f. including a three bedroom with den for $3,299,500 to 8,280 s.f. including six bedrooms for $5,975,000.   Comparison time: in the previous year, all of Bay Colony had a total of nine closed sales, of those, three were in The Strand with a sale price range from $9,500,000 for 9,775 s.f.  – $16,400,000 for 12,505 s.f. leaving the remaining six closed sales in Bay Colony Shores.  Those closed sales in Bay Colony Shores ranged from $2,500,000 for 10,000 s.f.  – $5,225,000 for a newer home built in 2007 with 5,500 s.f. under air.   Compare these available homes to the twenty three for sale homes in other sections of Pelican Bay.  You have a nice selection of homes ranging in square footage of 2,000 s.f. for $685,000 up to 8,337 s.f. for $2,895,000.  At the top of the price point is a home for $3,900,000 with 6,354 s.f.   With clear definitions of a limited supply of homes to select from within Bay Colony and for that matter even Pelican Bay, the line in the sand (so to speak) has been drawn.  If you enjoy your privacy, exclusivity and amenities that are afforded every homeowner in Bay Colony, it’s time to reconsider your choices and make the move to Bay Colony soon, before these four homes are gone and then they’ll be none!
